mmap() problems

While attempting to build cyrus IMAPd on i386, I got this message during
configure:

checking for shared mmap... no
checking for stupid shared mmap... no
checking for non-shared mmap... no
configure: warning: *** This system does not have a working mmap()
configure: warning: *** Expect a considerable performance penalty
checking for flock... Mar 26 19:45:50 zozca /bsd: uvn_flush: strange, got
an out of range flush (fixed)

In the 1.5.x cyrus codebase, netbsd was known to have problems with its
mmap, I'm using 1.6.22 on -current. Kernel was compiled with UVM turned
on. Anyone want the code that generated the error?
