bloody ftpd connection again

Greetz all,

Say. I've scoured the archives and found a couple of solutions, but
nothing that is hitting the spot.
My problem is that when trying to connect to my OBSD 3.0 ftp server
(stock ftpd) I see the following error:

230 Guest login ok, access restrictions apply.
  Remote system type is UNIX.
Using binary mode to transfer files.
  ftp> ls
229 Entering Extended Passive Mode (|||31198|)

and the connection hangs there until:

  200 EPRT command successful.
435 Can't build data connection: No such file or directory.

I've also tried issuing the "passive" command after login (a suggestion
from the archive.):

  ftp> passive
  Passive mode off.
  ftp> ls
  200 EPRT command successful.
435 Can't build data connection: No such file or directory.
(<--Appears immediately, no delay.)

Another suggestion is to connect with the -A flag to ftp:

  $ ftp -Aa 166.70.24.187

230 Guest login ok, access restrictions apply.
  Remote system type is UNIX.
Using binary mode to transfer files.
  ftp> ls
  200 EPRT command successful.
435 Can't build data connection: No such file or directory

Same as 'passive' command.

Someone else suggested making sure that 20 and 21 are open on the
firewall; I don't have a firewall, only a Cisco 678 DSL router with 20
and 21 TCP redirected into the LAN to the FTP server. Both are open.

I apologize if I've missed something in the docs or archives. I
appreciate any help!
