[OPENBSD] Installing fresh from a current source tree

I looked through the web site and couldn't seem to find anything that
addresses this. 

What I want to know is how one would go about using the CVS sources to
install a completely new system from scratch... Do you need to install the
binary release first, or is there a way to compile it all from scratch? Is
there an FAQ out there about this I missed?
